Our home inspection services includes the structure, foundation, grading, HVAC, electrical, plumbing, kitchen appliances, windows, doors, insulation, ventilation, garage (attached) decks and patios, sidings, guttering, roofing, gas logs (installed with gas on). The inspection takes from 2 to 3 hours (depending on the property size and condition). We provide a same day report that can be accessed via the web. TERMITE INSPECTION WDIR

The WDIR Report often referred to as a "Termite Letter" is an official State of North Carolina report that reports on the presence or absence of wood destroying insects. The WDIR Report includes reporting on termites, powder post beetles, old house borers, carpenter bees and carpenter ants. The report also reports on the presence of high moisture in building components and wood debris that attracts termites.

RADON GAS TESTING

The radon gas test we perform uses a electronic monitor to collect radon gas particles. The monitor tracks humidity, air pressures, temperatures to ensure a more valid test results. The montor must remain on site for 48 hours. We read the results and send a report that daty of pick up.


WELL WATER TESTING

The well water test is two fold - the water testing and the well performance test. The water safety test has several options for type tests to be performed. Coliform bacteria is the most common, but a more comprehensive test (CBL) consists of testing for Coliform, Nitrates, Nitrites and Lead. Arsenic and Mercury levels are additional tests that can also be ordered on request. The well performance test includes a yield test and mechanical system test. Depending on the type water testing done, the lab results are available usually between 2 - 5 working days and the lab results are sent via email.

RE-INSPECTIONS

A repair inspection is often referred to as a "re-inspection." We inspect items that were listed on our home inspection report and report as to whether the repair was performed or not performed. We do not evaluate how adequate the repair is, but instead, whether standard practices were used. For example: a screw jack may hold up a girder repair but it is not standard practice, therefore, the repair would be reported as not properly repaired. If a masonry pier was installed, the repair would be reported as repaired, however, we can not determine how the masonry pier will hold up. Warranties from the contractor should accompany any repair. All repair inspections begin at $95 and can be up to half the original inspection fee.

STRUCTURAL INSPECTION

Includes: Foundation (crawl, slab or basement), roof structure, roofing, exterior and exterior grading. Structural inspections can reveal very serious conditions (particularly in a crawl space). Conditions (from mold - to wood rot - to termite damage) can be present and repairs can be very costly. Most homeowners never go into the crawl space and have little to no idea about the conditions that are present. Structural inspections range from $250.00 to $350.00 (depending on age and size of house).
